The Bosun's Cottage is set in the very heart of the Flete Estate surrounded by the rolling pastures of the Home Farm. Standing at the end of a long private drive, it is surrounded by its own private garden with tranquil views over the valley to the woods beyond. This lovely detached cottage provides spacious family accommodation with a large kitchen and light and spacious rooms. The Bosuns Cottage is an ideal holiday home for families with small children and dogs as the enclosed garden makes for a fun and secure play area and the house has a relaxed atmosphere and plenty of space!
Beaches at Mothecombe and Coastguards are just five minutes by car and Pamflete Beach which can only be reached by foot is just a stroll away along a private walk.

The Bosun’s cottage, so called as it was built after World War II to house Commander John Mildmay-White’s boatswain (“Bosun“), who continued to work for him after the war. Commander Mildmay-White was the father of Anthony, who lives at Mothecombe House with his family.
The Bosuns Cottage has a tarmac parking area outside the cottage itself. There are two steps over the threshold and a further step up into the main hall. The living rooms are carpeted throughout and there are flat wooden thresholds at all doorways. There are runner rugs in the hallway and a hearth rug by the fireplace in the sitting room. The downstairs loo, kitchen and pantry all have a linoleum, floor.
Fourteen carpeted steps lead up to the first floor of the Bosuns Cottage which is carpeted throughout with flat wooden thresholds at each door. The bathroom has a linoleum floor and the shower has a 30cm step into the cubicle and the bath being a standard height.
Flete Mill Cottage is set in its own little terraced walled garden, looking over ancient water meadows which follow the River Erme and lies one mile along the old carriage drive which runs for four miles between Flete House and Mothecombe, allowing guests to walk to all the other Flete Estate holiday cottages without ever seeing a motor car. Otherwise, Mothecombe beach is a ten minute drive away, whilst the little market town of Modbury is ten minutes’ drive in the other direction.
The Cottage is perfect for four legged friends as it has an enclosed garden and for families we think that children over 11 years will enjoy the adventure of sleeping in the lodge in the walled garden or wandering safely along the car free carriage drives.

Flete Mill Cottage was originally, as its name suggests, a water mill which was powered by a leat from the river Erme. It was embellished as a “cottage orné” in the 19th century and following refurbishment, it is a sweet cottage for three people, with accommodation for another couple in the garden lodge and a sunny walled garden with a view across Flete water meadows to the river.
There is a tarmac driveway and parking right outside the cottage with a stone path to the front door which has a wooden threshold step into the wood floor living room. There is also a rug under the sofa and chairs in the sitting room area. The dining room is just off this area and also has a wood floor with a single step up to it. The kitchen, utility room and downstairs bathroom have slate flagstone floors.
The first floor is accessible via 12 carpeted stairs and the upstairs bedrooms are also carpeted. The bathroom has a linoleum floor and there is a standard height bathtub with overhead shower.
The garden annex is on the other side of the enclosed terrace garden from the back door. There is a wooden threshold step as well as a single slate step down onto the outside patio area. There are four stone steps up to a small flagged path and a flight of eight stone steps to the upper patio and gravel entrance to the garden annex. A low wooden threshold leads into a carpeted bedroom and bathroom. There is a standard height bath-tub and overhead shower.
This unique row of cottages perched above Coastguards Beach enjoy spectacular and ever changing views out across the Erme Estuary to the sea beyond. The beach is literally just fifty feet from the front door and from here you can explore the whole estuary or wander over to Mothecombe Beach. Although the cottages are terraced, there are no other house within view.

Records show that the Coastguards Station existed in 1822 with five boatmen and an officer. The station continued until the Ministry of Works surrendered their lease back to the estate in March 1945. By the time there was only one remaining coastguard, J. W. Cooper, and four sub-tenants.
A letter of 17th December 1940 from the Ministry of Works and Buildings to the Estate’s agent states “I have to inform you that H. M. Coastguard Station, Mothecombe was damaged by high explosive bomb during enemy air attack which occurred on the 2nd December at approximately 6pm”. Fortunately, the damage was only superficial.
In 1971 the five cottages were modernised and reduced in number to four to accommodate the extra facilities (bathrooms!) Over time, the cottages were converted to holiday lets.
There is roadside parking for the cottage with a concrete sloped path to the entrance gate. There are a further 15 concrete steps down to the entrance of the cottage, with a supporting hand rail.
The threshold into the house is a low wooden step and leads through to the linoleum covered kitchen and dining room. Both sitting rooms are carpeted as are the 10 stairs that lead up to the first floor. There, all of the bedrooms are carpeted and there are flat wooden thresholds at each door.
The bathroom has a linoleum floor and a standard height bathtub and the separate shower has a step of around 30cm high into the cubicle.
Deceptively larger than it looks, Nepeans was originally a game keeper's cottage and is partly octagonal in shape. This fairy tale cottage is hidden in a small clearing deep in the woods, and overlooks the estuary with stunning views. Nepeans provides total seclusion.

Just up from Pamflete Beach is Nepean’s cottage, hidden in the woods with a lovely view of the Estuary. Nepean was a gamekeeper, and when his cottage was no longer needed, three extra bedrooms and a bathroom were added as a second story, making a cosy house for a family holiday.
Nepeans Cottage has a tarmac parking area next to the cottage itself. There are four steps with a handrail down to the sale patio or there is a gentle grass slope for a step-free entry. The low threshold of the front door leads through to the living/dining room which is carpeted throughout. There is a rug in the entrance hall and a hearth rug by the fireplace.
The kitchen has a flat wooden threshold from the carpeted dining area and has a tile floor. The downstairs bathroom area also has a flat wooden threshold and a linoleum floor. There is a 20com step into the shower cubicle. The downstairs bedroom is carpeted with a flat wooden threshold.
12 painted wooden stairs with a hand rail lead up to the first floor landing which is also wood floor with a large rug. All of the upstairs bedrooms are carpeted with no threshold steps. The loo and laundry room have low 1cm wooden thresholds and have a linoleum floor. There is no threshold into the bathroom and the floor there is linoleum also. The bath is standard height. The upstairs rooms at Nepeans have sloped eves and there is restricted height under these eves.

The house made famous for being the Dashwoods humble abode in Sense and Sensibility, Efford is in fact a large, beautifully proportioned detached country house, set in its own grounds bordered by mature woodlands. With wide views across the higher reaches of the River Erme the garden reaches down to the edge of the estuary. Efford epitomizes the dream of an English summer retreat and is perfect for large family gatherings at any time of the year.

Efford House as it stands today is a Victorian addition to an earlier building and was known as “Byngo Hall” for many years. It was used until the 1970’s as the agent’s house, but was taken back in hand and refurbished in the 1980’s. It features in the films International Velvet and Sense and Sensibility.
The little lane, cut into the hillside was part of a track that crossed the river to Saltercrease. The grooves made by the cart wheels can be seen cutting into the rock surface of the lane. The posts marking the crossing remain in the river, but the track has silted up and is no longer safe to use. The name “Efford” has come from the expression 'ebb ford'.
A gentle gravelled slope from the on-site parking area takes you to the entrance steps of Efford House. There are seven stone steps to a gravel path to the front door which has a low wooden threshold into the hallway. The hall, stairwell and both living rooms are carpeted throughout with the downstairs loo being lino with one step down into it. Seven slate stairs with a hand rail take you to the dining room which is also slate floor with a large rug in the centre of the room. Two further slate stairs lead on through to the utility room, side exit door to the courtyard, kitchen and larder; the floors are slate flags throughout. The side door via the courtyard has a single step threshold and the kitchen back door exit also has a single stone step onto the lawn and barbeque patio beyond.
Fourteen painted wooden steps with a hand rail make up the back stairway which leads to a carpeted landing and hallway. Three carpeted steps lead through to the back twin bedroom and single bedroom which are both carpeted. The bathroom on this level has a linoleum floor. The family bathroom and separate WC on the landing below also have linoleum floor with standard height baths. The separate shower has a 30cm high entrance step.
Six carpeted stairs lead up to the two side twin room which are both carpeted whilst seven stairs down from the landing takes you to the front double room, twin bedroom and single room; all rooms on this level are carpeted throughout. From the front bedroom level there are seven carpeted stairs to the games room which has five stone steps into it and a slate flagged floor. From there a further eight carpeted stairs take you back to the main entrance hall and sitting rooms.

Pamflete House is a large Grade II listed manor house at the heart of the Flete Estate moments from the wonderfully secluded Pamflete Beach. It sleeps 18 guests in the house including the integrated East Wing flat and has a large formal dining room which seats 20; perfect for family celebrations and fabulous house parties! The house is set in its own private grounds and there is a newly resurfaced club sized tennis court, stabling and paddock for four horses. The house has broadband and Sky TV + Sports as well as table tennis, pool table and croquet set for the front lawn, so plenty to keep everyone entertained.
Pamflete is let partly staffed and guests are required to have some catering during their stay - we will happily suggest some local chefs who have helped previous guests of Pamflete House. Please do call the office for more information on this.
No dogs or pets are permitted at Pamflete and there is a no smoking policy inside the house.

The East Wing flat can be accessed via internal stairs from the main house or separately via its own private entrance.
Pamflete House has a level gravel parking area leading through to a same-level slate pathway to the house. A small step up onto the concrete floor of the porch and over a low wooden threshold (1cm) takes you into the main hall. The hall, sitting room, dining room and drawing room are wood floors and there are large rugs in the drawing and sitting rooms.
There is a single step up to the flower room which leads to the downstairs loo which again wood floor. The kitchen and back kitchen have same-level entry from the main hall and have stone floor surface leading through to a wood floor in the back passage. The playroom has one step up into it and there is a wood floor throughout this area leading to a step up into the downstairs loo.
The laundry room is accessed from the back passage and has a non-slip safety vinyl flooring and the next door shower room has a gently slope threshold to a stone floor. There is a 1cm lip at the entrance to the shower. The threshold of the back, side and flower room doors have low steps.
There is an eighteen step wooden staircase up to the first floor which is carpeted throughout with no raised thresholds. The en-suite bathrooms from the front and back super king bedrooms have a standard height bath and a step-less shower. All the bathrooms throughout the first floor have wood floors and standard height baths. The exception top this is the end bathroom which has a 65cm high roll top bath in the middle of the room and a large shower with 2cm lip entrance.
There are twenty-two wooden steps with hand rail leading from the downstairs back passage up to the integrated East Wing flat of Pamflete House. There is a wood floor throughout the hallway, living and dining room with a hearth rug next to the fire. The bedrooms are carpeted throughout with 1cm high wooden threshold bars. The back twin bedroom, loo, bathroom and shower room are accessed via two steps down onto a carpeted landing area. The bathroom and loo then have no raised thresholds and have stone wood floor. The shower has one wooden step up and has a stone floor.
